Specifications

SPECIFICATIONS:
I. MAIN STRUCTURE:
(1). The structure will be of R.C.C / Brick work Structure.
(2). All exterior panel walls will be 9″ thick Brick Work and interior panel walls will be 4.5″ thick brick work.
(3). All Walls will be plastered with cement mortar finished smooth in the interiors and finished rough in the exteriors to match the facade.
II. SANITARYWARE & FITTINGS:
(1). All Sanitarywares (i.e., Water closets & wash basins) will be of ordinary coloured of reputed brand. (Parryware or equivalent).
(2). All Sanitary fittings (i.e., Bib taps Hot & Cold mixer for showers, basin taps) will be of chromium plated. (Jaquar CP fittings or equivalent).
III. KITCHEN PLAT FORM:
The kitchen platform will be of polished black granite with stainless steel sink & drain board in each apartment.
IV. WALL TILING:
Ceramic tiles of size 8″ X 6″, will be provided on walls in the following areas.
(a). In toilets upto 7′ 0′ height.
(b). In kitchen upto 2′ 0″ above the cooking platform.
V. DOORS AND WINDOWS:
(1). Entrance Door will be of teak wood frame and teak wood flush shutter.
(2). Bedroom and Bathroom doors will be of wood frame and teak wood flush shutter of Shakthi / equivalent make.
(3). Toilet & kitchen doors will be of Padauk wood Frames and water proof shutter.
(4). Windows: Windows will be of UPVC of Fenesta make or equivalent
VI. PAINTING (INTERIOR & EXTERIOR):
(1).Exterior walls finished with white/coloured cement paint of reputed brand (Supercem or equivalent).
(2). Interior walls finished with white/off white of cement paint.
(3). Main entrance door will be varnished on either side and finished with melamine.
(4). Bedroom doors will be will be finished on either side with good quality (Nerolac, Asian or Berger)
enamel paint.
(5). Kitchen & Toilet doors will be finished on either side with good quality (Nerolac, Asian or Berger) enamel paint.
(6). Grills will be finished with good quality black enamel paint.
(7). All Pipe lines wherever visible will be painted with enamel of suitable colour to match the facade of
building.
VII. ELECTRICALS:
(1). Concealed wiring with 3-phase power supply, having independent meters to take care of all the power and lighting load of each apartment.
(2). Wiring will be 7/20 grade copper for all 15A power points, 3/20 grade copper for all lighting main and 1/18 grade copper for all lighting or 5A circuits.
(3). Adequate lighting /fan points and 5A power points will be provided.
(4). 15A power points for geyser in all the toilets will be provided.
(5). General lighting in common Areas.
VIII. TELEPHONE & CABLE TV:
Concealed conduits provision for cable TV & Telephone will be provided in the living room and Master bedroom.
IX. TERRACE:
Weathering course will be laid in slope finished with pressed terracotta tiles joints properly filled with waterproof cement mortar.
X. FLOORING:
(1). The flooring in living room, dining areas will be of vitrified flooring and bedroom; balconies will be of ceramic flooring.
(2). Toilets will be of anti skid ceramic tile flooring to suit the wall tiles provided.
